Cyprus grants permanent residence – not a temporary permit – to non-EU investors who buy new property worth at least €300,000 plus VAT. Commercial property, Cypriot company shares and regulated investment funds of the same value also qualify. Applicants must show a secure annual income of at least €50,000, plus €15,000 for a spouse and €10,000 for each child.

Applications take around 2–3 months, and residents need to visit Cyprus only once every two years.
